You’ll get more for the property if it is vacant and you’ll be able to spruce it up, stage it, host showings at will, open up your buyer pool by a large factor because most buyers are going to want to owner-occupy and will pay more than investors, etc.

What makes a good host and stay experience for you?

I met so many  great people, and learned an incredible amount from information from great hosts, presenters, and attendees. 

BiggerPockets also hosts weekly webinars (I believe on Wednesday) geared toward helping new investors analyze deals. 

The other - I host- is 5/18 at 6pm at Cigar City Brewing on Spruce St.Both are very casual and friendly.

I am interested in hosting others' STRs/AirBNBs.

I'm looking for good policies but also want to bundle for the best rates and simplicity.
