If you file an extension to pay taxes late, if you don't track expenses in an orderly fashion, if you think buying and selling real estate is more fun than crossing T's and dotting i's then you don't have the personality to properly maintain an LLC and it isn't worth it for you.Generally, until you have Equity that you want to protect, you don't need an LLC anyway.

@JD Martin This is more of a fun topic for people that want to jump in than anything serious that I will pursue.

It could be subtle or bold but a fun gimmick is something that might catch a guest's eye when searching for a place to stay.

Of course class C properties imply class C tenants - which are not fun to manage as nothing is ever their fault or responsibility. 

REI are busy and won't stop to mentor just for fun, even if you are a cool person, they need to know there is something coming their way (not money) as well.
