At this point, I'm worried that I may get stuck in limbo with a property if I'm not able to find a lender with favorable refinance rates.

That said, a good TK provider's job is to put the odds in your favor... to maximize your rental return, and minimize your exposure in doing so.

Texas has very favorable foreclosure laws for lenders.

You are also much more favorable for your next loan.
