If you are going to develop into a full time professional real estate investor you are going to have to develop emotional intelligence along with everything else.

I have successfully bought a 4-Unit from one of my direct mail campaigns, but I still don't quite know what I am doing and would like to develop a more structured system and understanding on the steps I should be taking when taking calls.

Many of those investors are paying cash and, to them, the numbers look fine since they're not factoring in the lost opportunity cost on their money.

So far I haven't been able to find a bank or credit union who's willing to put that on paper with one of the biggest factors being my self-employed status and only having one years worth of taxes at the moment.

In other markets the contractor put up the materials for a new development deal I used a lender for the land, but the contractor paid for permits etc.

Investors don't explicitly pass them on to their tenants but rather implicitly factor them in because they factor that it when conducting their acquisition analysis. 

A lack of college education makes it harder to develop your social capital.

Also why Bergen County has WAY less development projects going on than in Hudson County?
