Oh, and his car was 2 different colors and looked like it shouldn't have passed inspection.

As a fellow Californian,I will tell you that your small salary doesn't pay for an apartment let alone a multi-family home on a conventional loan.The bank will expect your PITI monthly payments (Principal,Interest,Taxes,Insurance) to be no more then $650.00 per month on a gross salary of 2000.Your gross salary must be 3 times larger than the payment on a conventional loan or even paying rent.The rent you would charge the other families is not allowed to be considered income for the debt to income ratio for their consideration until two years of successful ownership has passed and shown on your tax returns.

Just waiting to get certificate from the State (passed the test) and of course find a property.

I figure properties listed on loopnet, realtor.com, Zillow etc have all been passed over for some reason.

I know I've read that credit score isn't everything but with bad credit and no renting history should I pass?

Hey guys I just finished my real estate agent course in Utah and passed my test now I need to find a good investor friendly brokerage to get my feet in the door.  

I just pass.

It passes plenty of sniff tests. 

Do I need to make an offer contingent on it passing inspection?
