The summary is:-They've been around for 12 years, have $27m in assets (so this is definitely still in experimental stages)-They used to have a refi alternative but now have a product where they double your down payment in exchange for money back + X% of the gain in home value-The specific example given was doubling a 10% downpayment on a $650K home in exchange for the $65K back and 35% of the gains (but you can take up to 30 years to sell the house)I've come across several startups offering deals like this and I'm curious what more experienced SFR investors think.

I think the furnishing would work if you were renting out a furnished unit to begin with, or had a bunch of inventory on hand already for staging.

There are some specific 3x3 block areas I suggest avoiding, but as a general rule if you are within 2 blocks on an elementary school the demand will be high from quality candidates.

And located right by an elementary school.If I want to live here and invest here, an opportunity like this will be hard to come by (not to say more won't pop up) but that's how I feel based on what I've seen over the last 6 months, and the competition that's out there scoop these up fast.

They were placed on the site in 1974 and survived a huge hurricane with $1500 worth of damage to the entire property and made it all the way to last year when we picked up the community.The initial idea was to sweep the community to a blank slate and put up quadruplexes.Throughout the planning stages of that idea, we had people in and out of the property.
