Anyway, in short I guess I'm trying to say is figuring this out is similar to those people who try to determine the "hourly pay" for those compensated on commission (e.g. real estate agents) which doesn't work w/o a detailed analysis of all the behind the scenes work and the effective overhead that would be required to consider the time/deals that don't close.

While it’s possible you’ll make more money renovating or rebuilding and selling, it’s also going to cost you time and effort, and unless it’s a career/investment direction you want to go, I doubt it will end up being cost-effective for you to partner with someone to do it.

It also rules out some pretty nice areas that happen to be located on the edge of zip codes that would otherwise be C areas.I guess my general point is that zip code level analysis can be interesting, but isn't terribly effective for picking the best neighborhoods to invest in, or at least not here in San Antonio.
