I recently watched a bigger pocket video on cashflow unicorn areas. this is my main goal because I want to leave my 9-5 and invest full time. many of the areas that were mentioned have very high crime rates over the last 10 years. memphis TN is one area I would be very willing to invest in but after checking city Data I am a bit Leary. anyone have experience investing in memphis and what are things to watch out for. definitely trying to avoid areas where maintenance, pest eradication, eviction or tenant damage eats away at all cashflow.

Just like humans, rodents can be picky about what they eat, so you may want to rotate different kind of baits to see what they accept the best (try a pro pest shop like Bug Stop in Chicago for a better selection and product than big box chains).

If the house is in lousy condition with all old windows and peeling paint on the exterior and you would be worried about your own kid in there then you may wish to eat the EMD rather than buy with such a tenant in place.

I too would say go for it but make sure there isn't mold growing everywhere as that will require a licensed mold company to remove and that can eat into your profits.
