thanks @Chris Tan, i just wanted to make the distinction, wasn't sure if it made a difference.It just seems like an easy way to fund a purchase without having to deal with lenders (private, hard, banks) and without having to use cash.Thanks!

Look up the California equivalent of the Board for Contractors on the State website, drill down to the requirements and rules, and see what issues you can include in a complaint.I will say that some AHJ's don't have the resources or time to pursue contractors but you may be able to give the GC a few headaches along the way.

I spoke to Daniel Bornstein about it - An owner who resides in a three unit property or less is not subject to just cause eviction rules for all the other units --- however, this “loophole” is subject to close November.
