Never pay a non-refundable down payment.Never give money to the seller, give it to an escrow agent to go into an escrow account that is NOT controlled by the wholeseller.Look at everything and verify that everything you want in the house is permitted.The junk, the trash, the stuff all around, know it likely will still be there at the close of escrow...including the 5 dogs and goat and flock of chickens.Check all numbers and do not believe any number without verifying it, wholesellers are not experienced enough, generally, to create accurate numbers.Give the property a real good look an hour before closing and ensure all is what you want.

@Esteban Jimenez   just wanted to comment and commend you for staying so engaged and encouraging on your thread.I'm an old dog that doesn't post nearly as much as I used to, but I do check in and stay up on trends and like to see what my colleagues are up to.  

I know he meant well.I want a watch dog on my team, but I want that watch dog to be supportive of my rational, educated choice to move into REI.

My father was stationed there as well and told me houses used to have signs that said dogs and sailors keep off the lawn.

I forbid dogs since their noise can affect the quality of life in my multifamilies.
