There was a long distance flipper who was doing quiet well and probably flipped hundreds of houses here to OOS investors. 

Issue with my dad is the distance.

After listening to David Greene talk about this, I really have no preference for local or long distance - the point that he made about how local might not actually be an advantage to an investor really resonated with me. 

Property profile: Single family 3/2 minimums. 2-4 unit multi.I am a firm believer in the corridor becoming a mega region in the near future as it has a very similar feel/energy (albeit further in distance) of the Bay Area back in the 90's.

👈I’ve found that meeting individuals to inspect properties tend to go fine as long as you follow the guidelines, wear your mask and keep a safe distance an when in close contact carry hands sanitizer an use it, I find you can do most the discussing on the phone or by zoom so when your at the property it’s in an out.
