After PM fees of 10%,  condo fees,  real estate taxes, and mortgage,  we average $427 per door.

If i could chime in and help in the search:be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

There are plenty of scam websites that will send anyone a certificate as long as they pay a fee. 

There is no interest or fees to be paid on helocs if there is no balance . should always get one to have funds if needed
