Hello @Lance Middleton, I am computer engineer here in Huntsville and moon light as a real estate investor. 

I'm a Computer Science major at UCF and I'm trying to think of creative ways to get a head start on my real estate journey.

(multiple TVs, computers, electric dryer, microwave, oven, AC all potentially running at the same time)  But at the end of the day, it is a rental.Thoughts?

I don't quite go with that one.. you can get a desk top appraisal for 150 bucks if your worried about values.. and with the internet these days you can comp .. and of course you could pay a local broker 100 bucks or so to send you MLS comps or a BPO .. all those things will help you with valuations..

A quick way to check - look at (dare I say) Zillow for rentals in the area and recently sold sections as a quick desktop analysis. 

That said, they're potentially still the most competitive owner occupied HELOC lender in the marketplace although now increasingly borrowers need to argue with them about values they come back with (they blame it on their desktop underwriting software to save costs, but probably is a desire to put borrowers in a higher rate tier). 

My only suggestion would be to use your computer knowledge and figure out how to make everything virtual.

My Heloc appraisal was just desktop. 

Several months later, after I gave her the money, she casually dropped that she had just bought a $2K Apple computer for her son and a $1K Galaxy phone.
