After I saw a couple hundred thousand go up in smoke in all High~Tech stocks in 2002(?)

It's not the fact they drink or smoke that bothers me.

They are blowing smoke. 

There are 2 things that you'll need to conform with to do a 2 family to 3 family conversion:1) Zoning ordinance (mainly: is the lot big enough and do you have enough parking)2) Building code (mainly: do you need sprinklers, do you have the required fire ratings between each of the units, do you have hardwired smoke/co detectors, do you have the correct number of means of egress). 

Also, think about pets, smoking, or other deal breakers that you can establish up front before you start interviewing potential tenants. 

Hopefully that lights a fire under someones butt to get this done and quit keeping me in the dark.

I just had to put a smoke  detector in one and it was 34,000. 

They 'said' that they could get the smell of smoke out of the ducts/system. 

No pets, no smoking, no drugs, kinda stuff.

(There are some exceptions in some locales for things like smoke detectors)
