(If I can understand the basic accounting I don’t think the software is going to matter) Current I have set up: (in the software) I have Asset: Home (Need to know what “value” to use) I have Liability: Mortgage (I am using outstanding principle) I have Expense: Interest (expense monthly split entry from Mortgage payment in checking account) Notes / Questions: N: I have owned the house for 10 years but want to start tracking from this New Year 1/1/2014 Q: When I enter the “Home” as an Asset how do I determine the value to enter?

Typically speaking, Flip candidates will be in the burbs 10-20 min away from the downtown city center point.This would include (in order of highest avg price and appreciation (which is around 9-12%); Johnson County KS (Overland Park, Leawood, Shawnee, Merriam, Prairie Village, Mission, Roeland Park,etc) Parkville, Lee's Summits, Blue Springs, Liberty, Northland (Staley and Oak Park HS district in Particular)That being said, there are many prolific flippers with strong relationships with wholesalers who swoop up anything worth a damn pretty quick.All of these 'A' markets are often 'fed' by tertiary markets further out in the metro (30-45 min from the city center point) and other desirable markets further out from the metro (OP fed by Spring Hill and Olathe, Liberty fed by Excelsior Springs, Orrick, Richmond, etc, P and then standalone markets of Excelsior Springs, Platte City, Kearney, SMithville, Weston, etc...I am less familiar with standalone cities in the south, but these would include Raymore, Louisburg, Peculiar.For flips though, its all about purchase price, and most of the wholesale (and a few on MLS) deals that I see that would be good flip candidates due to entry price mostly exist in Independence, Raytown, Gladstone, Grandview.Areas to avoid are in the city center.

This provides zoning clarification, outstanding liens, unpaid water bills or other bills waiting for the new owner (These may not show up as liens since they know when the new owner comes they will have to pay it), Code violations, permit information.

If you own a certificate, you simply apply to the Tax Collector.....they will tell you how much money you need to pay off all the other outstanding certificates, plus their fees.....then They schedule a public Tax Deed auction.BTW, there is no set “redemption period” for an owner in FL, they can redeem up until the actual tax deed auction.

I passed the inspection, and currently city records showed no outstanding violations.The one thing I learned from my dad is use contractors that had experience with building inspections.
