The roof isn't in dire shape and selling to the tenant has crossed my mind. 

I only own one duplex that has been rented out since 2014 without any rent loss, cross my fingers that continues. 

I'll keep my fingers crossed and report back when I get a response.

**Cross-posting in hopes of getting more responses**Hello lenders and experienced BP investors out there....How realistic is it to ask a conventional lender or private lender to use one property (a SFH owned free and clear), worth $75K, as collateral instead of a down payment (or maybe have a small down payment, but nothing close to 25%) for another property worth $130,000?

I think it prudent to start the search for a rental in any market with the PM's first... they are your front line of defense.send them potential properties and ask them for rent estimates.. forget on line stuff.. and keep in mind so many of these areas are street to street or block to block that are rental dominated and 66k in Memphis is going to be border line can either be good or it can not be good becaseu of the street.
