Also, keep in mind though, if you can get a steal of a deal in Vegas and make good cash flow by renting a bit under market rents then you could succeed in doing so, with minimal vacancies.

Trying to add thousands over your purchase price as a profit falls into a net listing, it's also not an "investing strategy" but a straw man deal where either your buyer pays too much or the seller doesn't get a fair price and you're stealing equity the owner holds.
