Asking was 849K and it needs a little cosmetic work. 

We did cosmetic renovations and of course had to furnish it since it's a STR and I'm just feeling unsure about what to expect for right offs, etc, going into it. 

Could also use further cosmetics on exterior, etc.

Some of the HVAC guys I talk to tell me that they routinely find heating equipment that is 2x or 3x the size that the space actually needs, because there are so many fudge factors built into the heat load calculations.

I've worked hard to improve the property since purchasing through full scale cosmetic renovations of the interiors and most of the exterior.

The rents are below market so I'll be doing some cosmetic renovations to spruce it up.What will be the outcome?

Needs cosmetic work (replace all floors, cabinets, vanities, put the wall back in to make 2/2) and has $9k assessment I must pay.

@Chris West The faster you get away from using those tools, the better you'll do...the #1 goal of 90% of these sites is to 1) steal your information 2) sell your information...the bait is just eye candy...and realtor.com has nothing to do with MLS...boards bump Zillow/Trulia and others routinely...as a profession, these sites erode agents integrity and they don't like it...meaning data sharing is not a priority...and its not accurate. 

It has needed a good bit of cosmetic renovation (pics to come soon!).
