Welcome to BP @Kirk Paolinelli.We are both on the same situation but you will find tons of advise and information here.Currently looking as well for my second buy and hold property in the Lemoore/Hanford area but still on the learning stage plus being active military stationed overseas now makes it more complicated but I believe still possible as long as the numbers works including getting as much advise from the experts here.You mentioned you work on SNFs, I was doing Billing/Payroll on a SNFs 5 years ago and wow, miss working with our MDS Coordinator back then about RUG levels.Welcome again and wish you Good luck.

There are federal laws pertaining to interfering in a foreclosure, putting a tenant in there will complicate things and you'll be in hot water with that tenant.I suggest you stay clear of it unless you can actually buy it.

Especially if the bank believes they can recover anything from this.Aren't there some specific instances where the foreclosure would have to be pursued in a judicial manner in your state?
