I have since purchased A 12 unit building that has one boiler for the entire complex.

The lender is more than likely going to be more concerned with the owner-occupancy status than the complex is as there are rules that most lenders will not lend on condos that are not at least X% owner-occupied.

They are condos in complexes that have high numbers of non-owner occupied units but they meet the rule.

I have a little over 2 million in debt on these six apartment complexes and about 1.2 million equity on them.    

I am currently having to make some decisions on a 1970s apartment complex regarding the potential need for updates and improvements.Occupancy rates should be higher, tenant retention better, and maintenance costs lower.  

I could go on and on about the complexities, because it's a hot topic these days.
