In a BP podcast, Serge Shukhat said that competitive advantage is actually required to get significant returns.This is very interesting to me as the doubles in Lakewood, Ohio are literally like a commodity in that they are all very similar in size and in most other characteristics as well.

Options are a different animal, if they constitute a financing arrangement then the buyer takes that part as may be allowed, usually I set the seller up to take the deduction as residentials usually won't be as involved as a commercial lease/option arrangement.

Discrimination is an odd animal, there are matters covered by law, race, religion, etc. but you can also get in trouble in rentals if you exclude those in the general public based on any formal process or requirement that is not an accepted practice.
