I have excelled to some of the upper-most levels of Division 1 sports and attained All-American status twice in shot-put, worked as a driver for an exotic dancing company, college leasing associate, casino security guard, and now to my current field and positions which have revolved around child welfare for the last four years.

My "real job" is a direct sales rep for a communications and software manufacturer, so I am pretty much always "driving for dollars"...

I am a real estate investor currently a software engineer living in Santa Clara but born, raised, and investing in Redding CA.

My rentals, which I self manage, only consume a few hours a month but net more than my W2 as a software engineer.

My software tracks the income/expenses for each property so I can see how they are performing.

We also charge $2 for ACH to help defer the cost of the PM software.

Buildings are side by side.Is there a software or any advice one may have to get tenants converting to depositing rent directly into a bank account to try and automate the rent collection process?
