She's an agent that works in that area and does a ton of work with out-of-state investors.I think NW Indiana is a great bet, it provides solid cash flow and continues to have Chicagoans flood that way to avoid taxes.

I think it would be OK to advertise it that way if you like, BUT in the lease I would write it up as $1400 rent with those utilities included.

Its usually best to go the permit route when adding bathrooms ect but comes at a cost time/expense wise.

I just got a duplex with tenants in it, one was M2M paying way lower than market rent but she was a 2 year tenant with a good record, I just renewed her lease increasing little to a number that works but still below market rent, the positve note is that she is paying on time and I didn't have to spend money in the property, the other tenant renewed a lease with us and paying close to MR, at the end of the day you need to do your due diligence and make sure the numbers work.Same question for people who have bought properties without tenants already there?

They aren't paying the bank and I'd take that as a strong indicator that at some point in the near future, they'd stop paying you too.All the best!
