I think if you run the numbers on the deal above with financing you will see that the return is actually pretty attractive.

Vacant homes are frequently broken in to and attract squatters and unsavory characters.

However it's taking comps from the design district and Morningside which are a few streets away.

It is not designed to do so 100% of the time, regardless of what the outside temp is.

Secondly, I've been looking into a certification/designation.

It's more important for this project to succeed than I can tell you.I know any investor is going to want to see detailed business plans and drawings for the project's design, but I certainly can't afford to hire an architect to draw up a layout.In short, I am in the same position as a man who needs badly to relieve himself and has no pot to catch the stream.

I get 10 a month at a minimum.And if I gave you my secret ( well I won't) but there are ways to attract more sophisticated sellers and I have never seen it discussed on BP or even remotely thought of.. but its worked for me for many many years.. so I think I will just keep that pearl to myself.
