Most people would prefer to not have to drag their RV or Boat back "into" town, especially if it is on the way to their primary rec area. 

Majority of the people here seems to be good with Quickbooks, Buildium, Appfolio, and plenty of other software.

A lot of people have problems seeing how the space would look with furniture or even what some rooms are. 

Finally, this can be time consuming but if you plan to keep working in this market with these types of properties, it may be worth it to reach out to people who have shown interest but didn’t follow through.
