Mix of residential and commercial?

You can self pay T&I for residential mortgages,  but not for commercial loans, I dont think - commercial side is pretty conservative right now as they are ALSO asking for anywhere from 9-18 months of PI,TI reserves too!

Hi all, PM here.If a PM was responsible for the screening, their screening procedure absolutely should include past residential history with contact information for each landlord.

Our residential property ($250K property) will be paid off as well in 2023.Looking to have a nice round number of 10 rental properties in my portfolio, cash flowing at least $5,000 to supplement my pension that will take a hit from inflation. 

These would fall under "Residential Income" whereas half duplexes would be listed under the "Residential" search. 

The Governer Of OR has taken the following actions  "On Monday, the governor said through a new executive order, residential evictions for non-payment and other no-cause evictions will be on hold until December 31, 2020.

Would I be able to lease these panels out to my tenant, separate from their residential lease?

Lenders are currently overrun with residential (owner occupied) refi's and they take about 60days with backlog, so they prioritize purchase loans generally.

Maybe try looking at mixed use properties (1 commercial on first floor and residential up above).

I am mostly curious about residential including single family, multifamily (2-4 units) or an AirBnB rental.Thank you,Sean
