Analyze your total budget (how much money you will have to actually purchase a property), talk to your banks or other finance institutions - they will tell you your credit limit before handing you out any money.

I am looking for some direction of where I can learn to analyze deals, and become good at that?

My experience with commercial loans is the bank spends most of the time analyzing the deal, most commonly they use Debt Service Coverage Ratio (DSCR) or Debt Yield to analyze these situations.
