Are there other alternatives for this, aside from the P.O.

I likely cannot qualify for a conventional mortgage at the moment so I'm wondering what the best way to get started possibly using an alternative financing method without making any major mistakes.

We buy houses, manage fix-and-flips, manage make-ready projects for buy & holds, wholesale houses we choose not to renovate, and sell houses to retail buyers.We have some experience with alternative financing options such as sub-2 and short selling.  

As an individual, you get standard deductions and personal exemptions in addition to your business write-offs and the first (for MFJ) $18,000 is taxed at 10%.In a C-Corp, you lose the favorable treatment for capital gains.  

It is not eligible for 1031 treatment because the demonstrated intent is purchasing a property primarily for re-sale.I gotta think the TV contracts are lucrative enough that they're not too worried about margins.
