So im not shore a traditional wholesale deal would work and I'm not sure what creative structure (seller finance, subject 2, lease option).Can i sub lease a home then Air BnB it out?

The more ideal building has had the roof replaced, furnace in both units, and the air conditioning replaced in the last year.

Retail in the bottom, apts or suites on the top along with air rights (very important). 

I'm guessing you just pulled that number out of thin air.

We also install forced air furnace registers in ceilings.

If it can bring my electrical and central air costs down then it may be well worth it to demo the whole place.(4) Insulation- I’m not sure if this old insulation is very functional or if it was put in every place it needs to be.

You feel no pressure to rent it out to someone that’s not right since you don’t have a payment.

I work 60hrs a week and teach classes on pressure vessel, piping, and storage tank inspection after work so it takes me a little bit to finish these books but I am holding myself accountable to finishing "how to invest in real estate" by Thursday evening so I can post a summary by Friday.

Another option is buy large newer house with a walk out basement, get as many roommates as you have bathrooms upstairs and Air BnB the basement.
