They are very clean.I advertised “pets negotiable” because i believe:1) Pets are a very common member of stable families and vetting the pet is as possible as vetting the tenants2) As Michael Swan said in episode #238, kids can do more damage than pets and you can charge per pet(try charging per kid!)

My cash safety margin was also too thin to support huge rehab costs with large uncertainty.

That is why we have committed to donating 1% of our revenue to community development and social causes we feel support this mission we have. 

I've had a few rentals over the years, have been a licensed broker, and setup and support retirement plans that allow for investment into real estate.

To further expound on his story, the commercial space is not as difficult as advertised, but finding team members with alignment of interest is the hurdle.

Or is it due to the income required to support the mortgage if the property is purchased at $750k?

I have built a website tested one fb campaign that didn't have much success mainly because I was learning how to use it for the first time and have no idea what I am doing except for watching YouTube University - (I did not advertise as thoroughly as I should have with updating all the fb page info also) and have posted on craigslist and received one call from a non motivated seller looking to just get an evaluation of his property's worth.

-Find a market/people you want to invest with OOS.OOS would provide cash flow, debt reduction/equity build up, depreciation, etc on multiple properties and all of which would support you buying more properties. 

@Nick Stageberg I've found issues with electrical that will not support modern living standards.
