Can an adult just co-sign contracts for me or can their name be on the contract and they sign and I just say that they are my partner, I have also read that a contact is legally binding if the adult guardian of the minor gives permission to the minor to enter the contract?

SEC 8 tenants lose their vouchers if any adult on their voucher has a felony or a drug conviction, so I don't think I would believe what your neighbors are saying. 

dont use terms like "not good for kid, or we prefer adults, ..... 

I'm thinking about selling a property I currently own to my adult stepchild (would trust with my life).

Do you have every adult apply or just the one paying the rent?

The majority of them are not going to be big investors in anything,  but need Dave's basic principles of money management as they start their adult lives- which is basically don't buy things you can't afford and stay out of debt.  

In Delaware, the major title companies are Chicago Title, First American Title, Ticor Title, Fidelity National Title, Republic Title, Stewart Title and, Lawyer's Title. 

We Americans still get excited about them,  although they almost never explode.  

I figured I had two options as an adult stuck here... make the best of a bad situation and try to survive, or get the hell out of dodge and move to a lower COL area.
