Very rarely a rehab goes as planned , something unknown comes up and the contractor will call you and tell you the problem and the additional cost .

Hey Joseph, I 100% understand what you're going through.My wife and I used a HELOC, 401(k) loans, and even an additional personal loan to acquire rental properties in Detroit from 2019-2021 ultimately acquiring 12-doors.We paid cash, renovated when necessary but some were also turnkey, and refinanced out on the backend.

We have a line of credit that funds the rehab costs.  1, Form an LLC if you have not already. 2,Track all of your expenses accurately.  3,Talk to a CPA about what you need to track and how (Ex:  new appliances for a home are taxed differently than flooring or paint, insurance, Mileage, disposables, tools, etc.)

But, the point is you want to understand the rates/terms of the loan you are using to make sure that you are not paying a lot of additional costs or pre-payment required to get the cash out a few months early. it may very well be worth it but you want to compare apples to apples.

But now he is staying so we decided to play the cat card, and told him that per his lease pets not allowed and if he would like to keep it we will need to amend his lease to include additional $100 pet rent plus collect additional security deposit.
