I am looking at a building that I can't get access to until after I buy it at the tax sale. 

Wayne, Westland, Livonia, and Redford are all blue-collar cities that are accessible to Detroit.

That said, in both an online and local shopping environment, you can find solid pricing. 

Your debt to income will be calculated using the avg of the two most recent years profits so long as the second year shows you made equal or greater profits vs the first year.. should be able to find that amount on line 51 of your return.    

@Leanne J. you can pay water bills online, whether it is in your name yet or not. 

But if you do then it's absolutely acceptable for you to access cash from any other source.

KC is good because so much info is online, that's what lead me to feel comfortable investing even though its out of state for me.
