I was able to use the offer letter from my future company as income verification and was able to qualify for a conventional mortgage to start my house hacking journey.It would not hurt to start looking for and talking to lenders to understand what your purchasing power looks like and what programs are available in your circumstance.

I just assumed that for self employed income I would need at least 2 years of tax returns or verification for a conventional lender.

To Caleb's point though, it really depends on your strategy and goals. in my research I warned to to invest in the north side , and that most of it is a C-(also most of the inventory under 100k-110k is in that area

You want to be able to cut rates when you need to to maximize revenue in a down market, and a higher DSCR will allow you to do this … I.e., more “meat on the bone” is safer (meat = profit margin).
