Whew, we just got rocked by ice!

I once looked at a property (the limit of my experience) that was formerly a dentist office and the presence of and former use of x-ray equipment was a major red flag.

I have quite a few legit buyers/people coaching me waiting to buy any property I bring to them so my ability to close is rock solid.

I would consider just using a personal unsecured prom note.. one of the good things with those if he does not pay you can simply get a judgment there is no defense.. but if he or she files BK your toast.. so tell him/her  that if you do a mortgage its 1k for title and escrow.. you will take that and 1k for your profit.so 10k  pay back 12k  ... seems reasonable.. although someone buying a home like this and cant put 10k together I think is a red flag in itself..  

There's an indicator in those that goes red when they've sucked up as much humidity as they can handle and then you just bake the humidity out of the bag of dessicant until it's ready to go again.

That to me sends a red flag.

UNLESS: The cost to remove all the pastor and install sheet-rock is low enough to justify the job.I plan on doing a lot of the work myself/ hiring friends or highschool/college kids to help.

Told the broker there's not enough in it for me.I doubt the seller isn't dumb enough to do such a deal, but if he does, it'll raise so many red flags.
