Essentially, sellers are getting so many offers that they will come back to my realtor and say that they are now only considering cash offers.

The only thing I've suggested so far is to leave the realtors out of the equation to at least save that money.  

They may use different comps, than your Realtor, to justify the asking price.

Investment real estate is not the same as run of the mill residential and most high performing (or otherwise) residential realtors can't see houses from that perspective.

Fayetteville real estate investing is pretty good, though recently it's getting MUCH more competitive than in past yearsnone of the good deals in Fayetteville stay on market long. your best bet is to talk to realtors and hunt the market often, when a deal comes you need to move lightning quick.

I depend on my realtor to do the searching., but I might have to find a little extra time to do a little research on "For Sale by Owner" properties.Thank you!
