I've seen this first hand or from direct convos with other investors in North Center, Irving Park, Belmont Cragin and Portage Park. 2-4 units in these types of neighborhoods are still doing very well.

It's in/near the mountains and close to various attractions like the Tryon Equestrian Center and Pisgah National Forest, so we feel a full-on hotel wouldn't do the area (or travelers staying here) justice, and that individual cabins would be best.Now when I say small, I don't mean the stereotypical tiny house on wheels, but 400-640 sq ft cabins on crawlspaces.

.- I thought that with a 100+ unit building the key buying principals thing is location, proximity to job centers, unit mix, and access to mass transit. - Beyond that you want to ensure that you can stay as close to 95% or whatever the variance is occupied.

The reason is a tenant might do shoddy work on the cheap side just to open and then try to pocket the difference in TI if you just gave them the money.When my clients buy strip centers you walk the units to see the level of interior finish quality.What I mean by higher cap is actually lower cap.
