We bought two value- add apartment projects in Ogden earlier this year (10 units and 8 units) and have already added a lot of value (and cash flow) by doing relatively easy things (replacing laundry machines, better management, charging back utilities, etc.)I'd generally stay away from areas that are heavily dependent on one industry (Vernal, Price, etc) as rents and occupancy are more volatile.With $275,000, you could probably find a good 4-plex.Other than multifamily, industrial is also something I'd look at.

It’s a pocket where things were run down by slum lords for so long but property is beginning to go to owner occupants (which I’ve verified when running comps and looking at financing type used, I’ve seen many owner occup loans here to verify it wasn’t just cash / investor stuff).

Interesting discussion.i remember looking at a building with about 40 rooms.it was student housing.One room with one or two beds , cupboard, communal showers, laundry, dining area.Good systems make it work..House of Multiple Occupation.

I'm pretty sure that mesquite requires of certificate of occupancy, regardless if you are doing RBTR or renting the whole house.

I have basically a tier type way to group them into highest demand/occupancy and amenities of the community to second and third that have descent amenities and maybe a bit further from Disney.
