But to try to figure out what to do with a rental simply by the numbers you gave is a non-starter.  

I've been studying non stop for a couple of years now and have a couple of rentals and have partnered on a couple of flips but am just starting to really settle into a strategy moving forward that I'm comfortable with.Does your primary work well as a rental?

Ah, loving this thread with all the speculation regarding the AU NZ and Canadian property market :)Having been a property investor and developer here in Australia for over 15 years, I can attest that the market is extremely expensive, mainly in the east coast capitals (Melbourne, Sydney particularly) and the rental returns on residential are quite low, I can also assure you there is no "imminent" collapse  just around the corner. 

Does anyone know of any portfolio lenders and/or small banks that offer non-conforming investment property mortgages with 30-year terms?
