Because if you don't have at least 20-30% (and that's probably being lenient), to put into this transaction (a solid $400-$600k), then I'm in total agreement that you need a capital PARTNER, and another very experienced person to help you actually develop/execute.  

Working with a knowledgeable real estate agent and keeping an eye on online listings can also help.

Instead of thinking everyone is n00bs, think of everyone as a potential partnership or source of marketing so that you can help them with the things you are great at, renovation, etc and they can find you the deal that you keep trying to find.

Thanks @Bill Gulley.To help clarify, there is an account for the master llc that has one member, but I want a cell to have two members and taxed as a partnership.
