Adams: JMHO, but I have been looking at properties in NW AR as well as Little Rock (and everywhere in between) and if I were you I would lean towards LR as you can get a much nicer property for a much lower price.

@Adam Tafel, The two requirements in a 1031 are to purchase at least as much as your net sale and to use all of the net cash in the new purchase.

I'm working thru the economics of a couple duplexes/triplexes and thinking about what rent figures are reasonable/attractive to this neighborhood.I can certainly build a longer term investment thesis around this area (in red), since it connects Mt Adams to East Walnut Hills.

@Adam Gusky $25k only gets you to a $100k purchase price with 20% down and having $5k for closing costs.Hopefully, you have credit cards to cover any surprise repairs, but that still doesn't leave you the recommended 4-6 months of payment reserves.You could buy a $75k Class C SFR in Detroit and use only $15k for your 20% down - which would leave you with reserves.
