The key is to make sure your mentor is the right fit.

Much of the inventory is lower end stuff but sometimes you can find a small gem that fits your criteria.

I am an agent and work solely with investors and I believe we can be a good fit to work with each other.

In South Florida I'd say it's extremely difficult to find a property that would fit the 1% rule... probably if you start looking much farther out, maybe in central Florida?

It helps to meet with someone in person and talk about your needs to make sure your coverage fits your needs.

Some of the above means that I'm not a good fit for some investors, and a great fit for others.
