What I can see is that there is a lot of momentum now happening in the city from a job gowth, employer base, and recognition of it being seen as an upcoming business center that I think is causing migration of the type of demographics / segments that tend to lift cities with time.

But down here there aren't that many 2/1 SFR to be found, and if there are, they will not work be in the same general area where you could make apple apple comparisons.A 4plex of 2/1s in rent ready condition can't be had for less than 300K.

Also those ARV numbers are very far apart so make sure you compare apples to apples to get a good ARV number.

As mentioned before, I totally understand the business side of it for you company and outside employers however it only takes one bad apple to send you into a lawsuit.  

Just make sure you ask about all the fees:  Loan origination, etc   so you are comparing apples to apples,
