I am looking for an area where high end units will rent out fast.

Even though I can find properties that will generate better returns they take considerably more management skill or they will turn bad very fast.

The inventory is low, prices and competition high, and the good deals when I don't move fast enough.  

You just have to be patient, get good (and quick) at underwriting, and then the secret sauce, which I was told by a much richer investor is: be FAST to lock them up, and SLOW to do your DD in escrow.  

They replaced one tenant pretty fast who left early. 

HPM is working on getting some of their models "pre-approved" for fast tracking but last I checked that was limited to one floorplan.

How fast are similar properties moving right now, and is your rental expectation realistic? 

Fast forward to now and she says she wants to break her lease by the end of the month and that she got the place bombed three times.

Fast forward to a year after finding this community, I'm 100% this is my next thing.
