You got to spend money to get the materials, spend the time writing your messages and than you got to put them up in places around the area.On top of that you have to compete with other investors who have the same idea especially if you live in large rural areas or cities.If I'm going to do offline marketing I rather do the flyers on bulletin boards or mailers.

Keep lease optioning/subject to'ing properties using your 20k for things like making up past due payments on foreclosures, or the small downpayments you may be forced to make when you can't get away w/ nothing down.Besides being able to write off the mortgage payment, if the property appreciates in value and you live there 2 years, you won't pay any money in capital gains tax.
