Pet urine and feces is not normal wear and tear and the tenant can be held responsible for the correcting any damage regardless of the age of the carpetThe key is to always document the damages by pictures, estimates and in these cases put a piece of the carpet in a ziplock bag in case you have to go to small claims court( The judge will love to get a whiff !)

Your CoC returns are then infinite, my ugly old house just became a house people are fighting over, I sleep AMAZINGLY at night because everything aging is new, and its an easy sell when you can show how much went into a property that will make for the next owner to sleep well too!.

We have considerable working income for our age (170k a yr combined so far) so we figure in 5 years we should be able to complete this 3 times over while still being able to cover expenses god forbid there is a lapse in rent.
