I didn't think to cross reference the state taxes for those midwest states.  

Now if you also want to earn commissions on your friends, family and network even when you just refer them to a local realtor then get your license.  

I've read various posts about what type of professionals to hire and gone through some courses on BP.If you know of a course/post that answers this question please refer it here.My goals are to wholesale properties I can't rehab, flip, and BRRR using private mortgage lenders in various states across the country.

. - will refer to an account as self-directed if you choose your own financial product investments rather than working with a financial advisor.A truly self-directed IRA will be held by a specialty institution such as @Carl Fischer 's CamaPlan, Kingdom Trust, IRA Services Trust, etc. 

Taxes can come from the county's tax assessor website, insurance you can get quotes, utilities typically should be on the tenants unless you're buying and MFR but if you have to include utilities you can do some digging and get more solid numbers than just guessing, and PM you should be able to know.
