As best as I can tell without knowing their specific algorithm their search placement is weighted something like this: Price>No/few rules>super liberal cancellation>Instant book>Premier host>Reviews>Other.

These are obviously very different things.  

We are very much in hard insurance market with most carriers having a no loss rule going back 3 to 5 years depending on the carrier.

@Zachary WurtzMy recommendation would be to contact geraci or doss law and work with them to create the docs you need and after explaining to them they can tell you what is best to use in the state you are operating in

I found the best solution was to set up auto pays for all the accounts and then make a google doc with all the info broken down by property for periodic reviews.
