@Joseph M'Mwirichia I'm not hedging a certain percent on the purchase price, I'm just keeping very conservative projections on rent growth and vacancies for Y1/Y2, and required reserves, which has the net effect of lowering purchase price to meet certain return thresholds.

@Matthew PaulYeah I get it , better is a dry morsel and quietness therewith......and I would do the same and don't worry too much about the notice period and totally understand one month vacancy is pretty normal but I probably got lucky this time since a friend of mine has shown interest to move to my place right away.
