I'm not familiar with that town yet it is only an hour north of my brother so I could combine my trips. 

Everything should be finalized in the next week and will be planning a trip to Milwaukee perhaps in March (what's up @Shawn Ackerman).

Maybe @Justin Brown and I will road trip and check it out for you.

most that ive seen were rented as an sfr/rm. i forgot to mention that im less then a mile from campus and a bus stop is in my front yard which are huge ammenities for those students in their majors trying to get away from the party scene. small family and student rentals are my intended strategy as well, specifically for the per room rates, as ive seen this strategy frquently discussed on the BP podasts and have a lot of first hand experience on the tenant side.

Just fly out to Indy and have that be the start of a 4-6 days trip. 

I live in Austin and if I want to travel to LA I could take a bus, drive a car, take the train or fly.  

I'm currently targeting the Indianapolis market and will be making a 'scouting trip' out there Feb 22-23 to meet with some property managers, brokers, turnkey folks, and learn more about the neighborhoods.
